So far in 2026 (January to September), 16,291 homes have sold in Calgary, 10.46% fewer than in the same months of 2025 (18,194) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
The headline: it depends on the type of home
CREB® reports that September sales held at about the same level as August, which is unusual for the season, thanks to stronger detached sales. Conditions vary a lot by property type. Detached homes remain in balanced territory, while higher supply of apartment and row homes is giving buyers more choice in those segments [2].
CREB®’s Chief Economist, Ann-Marie Lurie, linked this to where new supply was built: “The construction boom over the past three years was mostly driven by gains in higher-density sectors, significantly increasing the supply of apartment and row-style homes” [2].

- Detached: sales rose to 896, more than 4% above last year, helped by more new listings. With just over three months of supply, CREB® describes conditions as relatively balanced. The benchmark price was about 1% lower than last year, mostly because of declines in the North East district, while the City Centre and West districts were higher than last year [2].
- Semi-detached: the benchmark price of $685,200 was comparable to a year earlier. More new listings in September pushed months of supply to nearly four, a shift from the tighter conditions seen through most of 2026 [2].
- Row: months of supply rose above four for the first time since the beginning of the year. The benchmark price was down nearly 6% from last year, as new units add competition [2].
- Apartment condos: sales were 14% lower than last year and months of supply stayed just above five. The benchmark price fell to $291,400, more than 8% below last September [2].
South and Southeast Calgary
CREB® groups Calgary communities into eight districts. On CREB®’s 2026 map, the communities we focus on fall into two of them [3]:
- South district: Braeside, Bridlewood, Cedarbrae, Chaparral, Evergreen, Somerset, Sundance, Woodbine and Woodlands (along with many other communities).
- South East district: Auburn Bay, Cranston, Mahogany, McKenzie Lake, McKenzie Towne and Seton (along with others).
(Chaparral and Sundance have SE addresses but sit in CREB®’s South district.)

Source: CREB® [1], page 7 (Calgary Districts). In September, CREB® counted 202 detached sales in the South district and 119 in the South East [1].
The South district’s detached and semi-detached segments had less than three months of supply in September, tighter than the city overall. Row and apartment prices were lower than last year in both districts, in line with the citywide trend [1].

A few things stand out:
- The mix drives the median. Seton (40 of its 95 listings were condos or apartments) and McKenzie Towne have lower median asking prices, while Sundance (10 of 11 listings were houses) and McKenzie Lake (18 of 20 houses) are higher.
- Choice varies a lot. Mahogany, Seton and Cranston had the most homes for sale, and Woodlands, Sundance, Cedarbrae and Somerset had fewer than 20 each.

What this means for you
If you’re buying: in segments with more than four months of supply, like row homes and apartment condos citywide, buyers have more homes to compare. For condos and townhomes, comparing complexes means looking at condo fees, the reserve fund study and the bylaws, not just the price. Detached homes in the South district had under three months of supply, so it pays to have your financing and showing plans ready before you start. Our buyer’s guide walks through each step.
If you’re selling: your price needs to match recent comparable sales for your home type and part of the city, since conditions differ so much between detached homes and condos. A free home evaluation gives you that number, and our selling page explains how we market a home.
