From January to August 2024, 19,704 homes sold in Calgary, 0.21% more than in the same months of 2023 (19,662) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for August 2024: “Calgary housing market sees shifts” (news release, Sept. 3, 2024) [2].
CREB® reported that the market continued to move away from the extreme seller’s market of the spring. Easing sales and more supply pushed months of supply above two months in August, a level not seen since the end of 2022, although CREB® noted that supply remained low for lower-priced homes. [2]
