Living in Woodbine

Woodbine is an established residential community in southwest Calgary, founded in 1979. It sits on the city’s western edge, bordered by Anderson Road to the north, 24 Street SW to the east, Tsuut’ina Trail to the west and Fish Creek Provincial Park to the south. Woodbine and neighbouring Woodlands share the Woodcreek Community Association.

Outdoors. Fish Creek Provincial Park, one of Canada’s largest urban parks, runs along Woodbine’s southern edge, with trails through the creek valley. The Woodcreek Community Association’s centre on Woodview Drive SW has tennis and permanent pickleball courts, a skateboard park, two paved skating rinks, basketball nets and playing fields.

Amenities. Woodbine Square, on Woodview Drive SW, is the community’s shopping centre. It is anchored by a Safeway and also has a pharmacy, a bank and restaurants. Woodbine School (Calgary Board of Education) and St. Jude School (Calgary Catholic) are in the community. School designations change from year to year, so check the CBE and Calgary Catholic school finders for a specific address.

Getting around. The MAX Yellow bus rapid transit line runs through Woodbine, with Woodview and Woodpark stations in the community, connecting to Mount Royal University and downtown. Calgary Transit Route 56 also connects Woodbine with Anderson CTrain station on the Red Line. Tsuut’ina Trail, part of the ring road, is on the west side, and Anderson Road is to the north.

Housing. Woodbine listings are mostly detached houses, along with townhomes. As a community built from the late 1970s onward, homes vary in age, style and level of updating.

Comparing nearby areas. Buyers who look at Woodbine often also consider Woodlands, its neighbour to the east, Cedarbrae to the north across Anderson Road, and Braeside to the northeast. All four are established southwest communities near the MAX Yellow line, so comparing age, updates, lot and home type helps narrow the choice.

Buying in Woodbine. On older homes, check roof, windows, furnace, hot-water tank and electrical, and a licensed home inspection is strongly recommended. For townhomes, review condo fees, the reserve fund study and the bylaws. We can help you check the title and RPR before you firm up.

Selling in Woodbine. With a limited number of listings at a time, pricing depends on matching comparables by home style, lot and updates. Park access and transit are worth highlighting.
