In 2025 as a whole, 22,751 homes sold in Calgary, 15.66% fewer than in 2024 (26,975) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for December 2025: “2025 housing market shifted to more balanced conditions” (news release, Jan. 2, 2026) [2].
In its year-end release, CREB® described 2025 as a year of transition: record housing starts improved supply just as demand eased with lower migration and uncertainty, moving the market from favouring sellers to more balanced conditions. Sales for the year were 16 per cent lower than in 2024 but in line with long-term trends, and new listings rose nine per cent. [2]
