Living in Sundance

Sundance is an established lake community in southeast Calgary, founded in 1982. It lies east of Macleod Trail and north of Stoney Trail, with Midnapore and Fish Creek Provincial Park bordering it to the north and east. Its centrepiece is Lake Sundance, a man-made lake built in the middle of the community.

Lake Sundance. The lake and park are private and reserved for Sundance residents and their guests. The Sundance Lake Residents Association runs the beach, a designated swimming area, boat docks with rowboats, canoes and pedal boats, shore fishing, a walking loop of about 830 metres, courts and a winter skating rink. There are no lifeguards. An encumbrance is registered on the title of every residential property in Sundance, so lake fees are mandatory, with a different rate for lakefront and lake-access homes than for regular lots. Homeowners can transfer their lake privileges to tenants. For 2026–27 the association lists $333.24 for regular lots and $451.65 for lake-access and lakefront lots, GST included, due July 1.

Housing. Listings in Sundance are almost all detached houses, on interior streets as well as lakefront and lake-access lots. Because the community dates back to the 1980s, condition and updates vary widely from house to house.

Outdoors and getting around. Fish Creek Provincial Park, one of Canada’s largest urban parks, is next door, with pathways along Fish Creek and the Bow River. The park’s Sikome Lake aquatic facility is a public, seasonal swimming beach nearby. Macleod Trail and Stoney Trail connect Sundance to the rest of the city. Calgary Transit Route 78 links Sundance with Somerset–Bridlewood CTrain station on the Red Line.

Schools. Sundance School, Fish Creek School, MidSun School and Centennial High School (Calgary Board of Education) and Father Whelihan School (Calgary Catholic) are in or beside the community. School designations change from year to year, so check the CBE and Calgary Catholic school finders for a specific address.

Buying in Sundance. On older homes, roof, windows, furnace and hot-water-tank ages matter, and a licensed home inspection is strongly recommended. Confirm the lake encumbrance and fee category on title, and whether a lakefront home has a private dock. We can help you check those details and the RPR before you firm up.

Selling in Sundance. With only a handful of listings at a time, pricing depends on finding truly comparable sales by lot type, size and updates.
