From January to November 2023, 26,058 homes sold in Calgary, 8.44% fewer than in the same months of 2022 (28,459) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for November 2023: “Increased listings, strong sales, and price growth” (news release, Dec. 1, 2023) [2].
CREB® reported that new listings rose nearly 40 per cent from the unusually low level of a year earlier, with the biggest gains for homes priced over $600,000. Strong sales kept inventory low: the sales-to-new-listings ratio stayed at 80 per cent and months of supply below two. [2]
