From January to September 2024, 21,703 homes sold in Calgary, 1.76% fewer than in the same months of 2023 (22,092) [1].

What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.

What CREB® reported

CREB®’s headline for September 2024: “New listing growth driven by higher-priced homes” (news release, Oct. 1, 2024) [2].

CREB® reported September sales 17 per cent below last year’s record high but over 16 per cent above typical September levels. Gains in the upper price ranges did not offset the pullback in lower price ranges, and Ann-Marie Lurie said most of the new-listing growth was in higher price ranges. [2]
