In 2024 as a whole, 26,985 homes sold in Calgary, 1.54% fewer than in 2023 (27,406) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for December 2024: “2024 marks another strong year for sales and price growth” (news release, Jan. 2, 2025) [2].
In its year-end release, CREB® reported December sales three per cent lower than a year earlier but nearly 20 per cent above long-term trends. Sales for 2024 as a whole were just shy of 2023, as gains for higher-priced homes nearly offset declines in lower price ranges, and supply started to improve for higher-priced homes in the second half of the year.
