From January to September 2025, 18,199 homes sold in Calgary, 16.12% fewer than in the same months of 2024 (21,697) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for September 2025: “A boost in new listings drives further inventory gains and price adjustments” (news release, Oct. 1, 2025) [2].
CREB® reported that September sales were not high enough to offset a boost in new listings, so inventory rose further: 36 per cent above last year and over 17 per cent above typical September levels. Row and apartment homes saw the largest supply gains compared with long-term trends. [2]
