From January to April 2026, 6,740 homes sold in Calgary, 10.76% fewer than in the same months of 2025 (7,553) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for April 2026: “Balanced conditions in the city, except for apartment-style units” (news release, May 1, 2026) [2].
CREB® reported that sales and inventory rose from March, as usual for the season, while April sales were six per cent lower than in 2025. Ann-Marie Lurie said more supply choice had moved the market to more balanced conditions overall, with limited choice for detached homes and conditions favouring buyers for apartment condominiums.
