From January to May 2023, 11,171 homes sold in Calgary, 29.52% fewer than in the same months of 2022 (15,850) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for May 2023: “May sales reach a record high” (news release, June 1, 2023) [2].
CREB® reported record May sales, driven by a big gain in apartment condominium sales. New listings stayed below last year’s level, so inventory fell, and with about one month of supply conditions continued to favour sellers. [2]
