From January to November 2024, 25,667 homes sold in Calgary, 1.45% fewer than in the same months of 2023 (26,044) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for November 2024: “Supply on the rise, but not across all price ranges” (news release, Dec. 2, 2024) [2].
CREB® reported that activity slowed from the fall, as usual, while November sales matched last year’s level and stayed 20 per cent above long-term trends. The main change was supply: inventory rose well above the roughly 3,000 units of a year earlier, though it stayed below long-term trends for the month. [2]
