Living in Seton
Seton is a planned residential and commercial community in southeast Calgary, developed by Brookfield Residential. It sits directly south of Auburn Bay and east of Cranston, with Deerfoot Trail on its west side. What sets Seton apart is its urban district, a mixed-use core of offices, shops, restaurants and recreation built into the community rather than a drive away.
Amenities. The South Health Campus, a major Calgary hospital that opened in 2011, is in Seton. So is the Brookfield Residential YMCA at Seton, which YMCA Calgary describes as the biggest YMCA facility in the world. It has a 50-metre competition pool, a leisure pool with a lazy river and waterslides, NHL-size ice rinks, a fitness centre, a theatre and a full-service Calgary Public Library branch, Seton Library. Grocery, dining and everyday services are within the urban district. Seton is also home to Joane Cardinal-Schubert High School, a Calgary Board of Education high school that opened in 2018.
Housing. Seton has a large share of apartment-style condos and townhomes, along with detached and semi-detached homes in its residential neighbourhoods. Because the community is still being built out, buyers can often choose between resale homes and new construction from several builders. New homes come with Alberta’s mandatory new-home warranty (one year on materials and labour, two on delivery systems, five on the building envelope and ten on the structure). Resale homes offer known pricing and flexible possession.
Getting around. Deerfoot Trail and Stoney Trail are close by for drivers. A southeast leg of the CTrain Green Line has been planned to serve this part of the city. Timelines for the line have changed over the years, so we recommend not basing a purchase decision on it. Today, Calgary Transit routes 14, 75 and 79 connect Seton with Cranston, Auburn Bay and Mahogany, and the 302 BRT runs from the South Health Campus through McKenzie Towne to downtown.
Buying in Seton. With many similar condos and townhomes on the market at once, compare complexes carefully: condo fees, the reserve fund study and plan, and any rental or pet bylaws. Every Seton property also carries a mandatory Seton Homeowners Association fee registered on title: $430 plus GST for 2026/27, due April 1. It supports The Block, the association’s 14,000 sq. ft. facility with a half gym, splash park, hockey rink and tennis and pickleball courts.
Selling in Seton. Your listing competes with builder inventory as well as resale, so pricing against recent resale comparables and showing your home well both matter.

Median asking prices: detached houses $732,400 (20); semi-detached and duplexes $584,450 (6); townhouses $446,750 (24); condos and apartments $349,900 (38). What we like
- Seton is built around an urban district you can walk to, with the South Health Campus hospital, the Brookfield Residential YMCA at Seton (with the Seton Library inside) and shops.
- Joane Cardinal-Schubert High School (CBE) is in the community.
- Entry prices are lower than for a detached house, because so much of Seton is condos and townhomes. At the 2021 Census, 58% of homes were apartments.
- The Block, the homeowners association’s 14,000 sq. ft. facility, has a half gym, a splash park, a hockey rink and tennis and pickleball courts.
What to weigh up
- The HOA fee is mandatory and registered on title: $430 plus GST ($451.50) for 2026/27.
- There is a large supply of new condos and townhomes, so resale units compete with builders and with near-identical units in the same complex.
- At the 2021 Census, 51% of households rented. That suits investors, but check the rental rules in the condo bylaws.
- Seton is still building out, so expect construction nearby for some time.
Who it suits
First-time buyers, people who work at the South Health Campus, investors, and downsizers who want shops, the YMCA and the library within walking distance.
Commute and getting around
The 302 BRT runs from the South Health Campus via McKenzie Towne to downtown, and routes 14, 75 and 79 link Seton with Cranston, Auburn Bay and Mahogany. Deerfoot Trail and Stoney Trail are close by.
Before you make an offer
- For condos, read the reserve fund study, the bylaws (rentals and pets), the budget and recent minutes.
- Compare a new unit and a resale unit side by side, including GST, warranty coverage and possession date.
- Confirm the HOA fee and that it is paid up.
- Check whether parking is a titled stall or an assigned one, and whether storage is included.
