Our selling process
1. Consultation and home evaluation. We start with a conversation about your goals, timing and next move, then prepare a Comparative Market Analysis (CMA) of your home: recent comparable sales, current competition and listings that didn’t sell. You’ll see the evidence behind the price range, not just a number.
2. Pricing strategy. Together we choose a list price based on the comparables and current conditions in your price range and community. Homes priced in line with the market from day one usually attract the most buyer interest in the first few weeks, when attention is highest.
3. Preparing your home. We walk through with you and give you a practical, room-by-room list. It’s usually decluttering, cleaning, small repairs and curb appeal, not big renovations.
4. Paperwork and documents. In Alberta the standard purchase contract requires the seller to provide a current Real Property Report (RPR) with evidence of municipal compliance. In Calgary that means the City’s Certificate of Compliance. We check early whether yours is current, so it doesn’t hold up closing. For condos, we gather the condo documents buyers will ask for.
5. Marketing. Your home goes on the MLS® System and REALTOR.ca with professional photography and a written description, and our marketing plan builds from there. See our marketing strategy for details.
6. Showings and feedback. We coordinate showings around your schedule and pass on buyer feedback, so you know how the market is responding.
7. Offers and negotiation. We review every offer with you: price, deposit, conditions (such as financing and inspection), possession date and what’s included. Price is only one part of a strong offer. We negotiate for the terms that matter most to you.
8. Conditions to closing. Once conditions are met and removed, the sale is firm. Your lawyer handles the transfer and pays out your mortgage, and you hand over the keys on possession day. In the standard Alberta contract, possession is at 12 noon on the completion day unless you agree otherwise.
How we price your home
Pricing is a mix of evidence and judgment. We look at:
- Sold comparables: what buyers actually paid for similar homes nearby, recently.
- Active listings: the homes buyers will compare yours against right now.
- Expired and withdrawn listings: where the market said “too high”.
- Your home’s differences: size, layout, condition, updates, lot, garage, basement and suite status, and location within the community.
A CMA is different from an appraisal (a formal valuation by a qualified appraiser, usually ordered by a buyer’s lender) and from your City of Calgary assessment, which reflects market value as of July 1 of the previous year, for tax purposes. Read more on our home evaluation page, or see current Calgary homes for sale.
We work across southeast and southwest Calgary, including Mahogany, Cranston, Evergreen and Woodbine.
Preparing your home to sell
The best return usually comes from simple steps:
- Declutter and depersonalize. Pack early; you’re moving anyway.
- Deep clean, including windows, carpets and grout.
- Fix the small things: taps, doors, lights, caulking, paint touch-ups.
- Freshen tired or bold walls with neutral paint.
- Improve curb appeal: tidy the yard, clean the entry, and keep walks clear in winter.
- Gather your paperwork: receipts and dates for major updates, permits, warranties, your RPR, and condo documents if applicable.
If you’re unsure whether a bigger project is worth doing before you sell, ask us. Often it isn’t, and we’ll tell you.
What does it cost to sell a home in Calgary?
Every sale is different, but these are the usual costs for a seller in Alberta:
- Real estate commission. In Alberta, the brokerage fee is set out in a written service agreement that you sign before we start working for you, and the terms are negotiable. GST applies to the commission. We’ll explain our fees clearly at our first meeting, in writing.
- Legal fees. Your real estate lawyer handles the closing documents and pays out your mortgage.
- Real Property Report and compliance. If you don’t have a current RPR, you’ll need an updated one from an Alberta land surveyor. In Calgary, the City’s Certificate of Compliance currently costs $189 per residential parcel.
- Mortgage payout costs. Breaking a mortgage before the end of its term can involve a prepayment penalty. Ask your lender early.
- Moving and overlap costs, plus any repairs or staging you choose to do.
Alberta has no provincial land transfer tax. Land title registration fees are normally paid by the buyer. If the home was your principal residence for every year you owned it, the gain is generally exempt from capital gains tax, but you still need to report the sale on your tax return (Schedule 3 and Form T2091). Talk to your accountant about your situation.
Listing on the market vs. a cash offer
Some homeowners get calls or letters offering to buy their home for cash, quickly and as-is. That can be the right choice for some people. Here’s a fair comparison.
| Listing on the MLS® System | Direct cash offer | |
|---|---|---|
| Price | Market price, set by competing buyers | Usually below market value, because the buyer needs room for repairs, resale costs and profit |
| Speed | Depends on market and price; you choose the possession date | Often faster, with a flexible closing |
| Certainty | Offers may have conditions (financing, inspection) that need to be met | Often fewer conditions, but read the contract carefully |
| Repairs and showings | Prep and showings needed | Usually as-is, with no showings |
| Costs | Commission and usual selling costs | No commission in some cases, but the discount may be larger than the commission saved |
A cash sale can make sense if speed and convenience matter more than price, for example with an estate, a home needing major repairs, or a tight deadline. If you get a cash offer, we’re happy to give you a free CMA so you can see what the market might pay before you decide. If a direct sale really is your best option, we’ll tell you.
How long does it take to sell?
Every sale moves through four stages:
- Preparation: usually days to a few weeks, depending on how much you want to do.
- On the market: depends on price, home type, community and season. Some homes sell in days; others take longer.
- Conditional period: the buyer’s conditions (such as financing and inspection) have deadlines set in the contract.
- Firm to possession: the completion date is negotiated with the buyer and often ranges from a few weeks to a few months. You can ask for a date that fits your next move.
If you’re buying and selling at the same time, we’ll plan the timing of both so you aren’t caught between them.
Selling your house in Calgary: estimate your net proceeds
Here’s a quick way to see roughly what you could walk away with after the main selling costs. Change any number to match your situation. It’s an estimate, not a quote.
| Commission | – |
|---|---|
| GST on commission (5%) | – |
| Mortgage payout | – |
| Legal fees | – |
| Other costs | – |
| Estimated net proceeds | – |
How commission usually works in Alberta: many listing agreements use two rates, a higher percentage on the first $100,000 of the sale price and a lower percentage on the rest. The rates are negotiable and set out in the written service agreement you sign before we start, and GST (5%) is added to the commission. The default rates in the calculator are only an example for the estimate, not our fee; we explain our fees clearly, in writing, at our first meeting.

Frequently asked questions about selling in Calgary
How much is my Calgary home worth?
It depends on recent comparable sales, current competition and your home’s features and condition. Request a free home evaluation, and we’ll prepare a CMA with the comparables and reasoning.
What do I need to provide when I sell in Alberta?
Under the standard Alberta purchase contract, the seller provides a current Real Property Report (RPR) with evidence of municipal compliance, plus the usual closing documents. Condo sellers should also expect buyers to request condo corporation documents.
Is real estate commission negotiable in Alberta?
Yes. Brokerage fees and terms are set out in a written service agreement you sign before services begin, and they can be negotiated.
Does Alberta have a land transfer tax?
No. Alberta has no provincial land transfer tax. Land Titles registration fees apply and are normally paid by the buyer.
Should I renovate before I sell?
Usually not. Cleaning, decluttering, small repairs and fresh paint tend to give the best return. We’ll tell you if a bigger project makes sense.
Should I accept a cash offer for my home?
It can make sense if speed and convenience matter most. Compare the offer with a CMA first, because cash offers are usually below market value.
How long does it take to sell a house in Calgary?
It depends on price, home type, community and season. Once a buyer’s conditions are removed, the possession date is whatever you and the buyer agree on.
Do I pay tax when I sell my home?
If the home was your principal residence for every year you owned it, the gain is generally exempt from capital gains tax, but you must report the sale on your tax return. Check with your accountant.
How much will I get after selling my house?
Take the sale price and subtract the commission plus GST, your mortgage payout, legal fees and any other costs. Our net proceeds calculator does the maths for you.
Can we sell our house with a Russian-speaking REALTOR®?
Yes. We work in English and Russian, so you can talk through pricing, showings, offers and every step of your sale in Russian. Val also speaks Ukrainian, so you can work with her in Ukrainian too.
