From January to March 2026, 4,640 homes sold in Calgary, 12.83% fewer than in the same months of 2025 (5,323) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for March 2026: “Trends differ based on property type” (news release, April 1, 2026) [2].
CREB® reported that supply varied widely by property type: inventory stayed well above the 10-year average for row and apartment homes and well below trend for detached homes. March sales rose from February but were 13 per cent lower than a year earlier, mostly because of fewer apartment sales. [2]
