What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for January 2025: “Supply levels improve in January” (news release, Feb. 3, 2025) [2].
CREB® reported that inventory rose 70 per cent from a year earlier after three years of limited supply, though it was still below the over 4,000 units typical for January. Inventory rose for all property types, with some of the largest gains for apartment condominiums, while detached, semi-detached and row homes stayed tight compared with sales. [2]
