From January to July 2025, 14,499 homes sold in Calgary, 17.22% fewer than in the same months of 2024 (17,515) [1].

What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.

What CREB® reported

CREB®’s headline for July 2025: “Supply growth weighs on home prices” (news release, Aug. 1, 2025) [2].

CREB® reported that inventory reached levels not seen since before the pandemic, with the largest gains in newer communities. The extra supply weighed on prices in some parts of the city, and the total residential benchmark price was four per cent below its June 2024 peak. [2]
