From January to June 2024, 15,147 homes sold in Calgary, 5.91% more than in the same months of 2023 (14,302) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for June 2024: “June sales decline amid supply challenges and rising prices” (news release, July 2, 2024) [2].
CREB® reported June sales 13 per cent below last year’s record high but still more than 17 per cent above long-term trends. Sales rose for homes priced above $700,000 but not enough to offset declines in lower price ranges, where inventory kept falling; Ann-Marie Lurie noted that over 40 per cent of homes sold above list price.
