Living in Auburn Bay
Auburn Bay is a lake community on the southeast edge of Calgary, launched in 2005 by Brookfield Residential. It is bounded by Stoney Trail to the north, 52 Street SE to the east, Seton Boulevard to the south and Deerfoot Trail to the west. The South Health Campus hospital and the Seton urban district are directly to the south, and Mahogany is across 52 Street to the east.
The lake. At the centre of the community is a 43-acre private lake with a 13-acre park, run by the Auburn Bay Residents Association. The association describes it as one of Calgary’s largest and deepest lakes. Residents use the beach, floating docks, a fishing dock and rental boats in summer, and the lake is used for skating in winter. Auburn House, the association’s community centre, runs programs and events through the year. Every Auburn Bay property has an encumbrance to the residents association registered on title, so an annual fee comes with the home. For 2026/27 the association lists annual fees of $523.92 for standard homes, $720.41 for lake-access homes and $1,047.80 for lakeshore homes, GST included, due April 1.
Housing. Auburn Bay listings include detached houses, apartment-style condos and townhomes, plus other property types and a smaller number of lakefront and lake-access homes. That mix means listings span a wide range of prices within one community. Homes on the water or with lake access are typically priced differently from interior streets.
Amenities and getting around. Auburn Bay Station, on Auburn Meadows Drive SE, has a Calgary Co-op grocery store with gas and liquor, plus other shops and services. The community also has playgrounds, sports fields, ponds, pathways and an off-leash dog park. Stoney Trail and Deerfoot Trail border the community. Calgary Transit routes 75 and 79 link it with Seton, Cranston and Mahogany, and the 302 BRT runs to downtown.
Schools. Auburn Bay School, Bayside School and Lakeshore School (Calgary Board of Education) and Prince of Peace School and St. Gianna School (Calgary Catholic) are all in the community. School designations change from year to year, so check the CBE and Calgary Catholic school finders for a specific address.
Buying in Auburn Bay. Compare the residents association fee, the age and builder of the home, and location (interior street, lake access or lakefront) when you look at listings. For condos and townhomes, review condo fees, the reserve fund study and the bylaws. We can help you check the title, encumbrances and RPR before you firm up.
Selling in Auburn Bay. Buyers here can choose among many similar homes, including new builds next door in Seton and Mahogany, so accurate pricing against recent resale comparables matters.

Median asking prices: detached houses $742,500 (28); semi-detached and duplexes $604,900 (2); townhouses $400,000 (9); condos and apartments $310,950 (24). What we like
- Every home comes with lake privileges. The 43-acre lake, the beach and Auburn House are run by the residents association, so you don’t need a lakefront lot to use them.
- Daily needs are close: the Calgary Co-op at Auburn Bay Station, and just south in Seton, the South Health Campus hospital and the Brookfield Residential YMCA.
- Five schools are located inside the community: three Calgary Board of Education and two Calgary Catholic (City of Calgary open data).
- It’s a young, owner-heavy community. At the 2021 Census, 28% of residents were under 15 (Calgary: 18%), and 75% of households owned their home.
What to weigh up
- The residents association fee is mandatory and registered on title. For 2026/27 it runs from $523.92 to $1,047.80 a year, GST included, depending on whether the home is standard, lake access or lakeshore.
- Auburn Bay is on the city’s edge, and most people drive to work (82% at the 2021 Census). Test the rush-hour drive on Deerfoot Trail if you commute north.
- Buyers have a lot of choice next door, including new builds in Seton and Mahogany, so a resale home has to be priced against both.
- Lakeshore and lake-access homes sell in their own price band. Compare them only with each other.
Who it suits
Families who want a lake and schools inside the community, people who work at or near the South Health Campus, and condo or townhome buyers who want lake privileges without buying a detached house.
Commute and getting around
Stoney Trail runs along the north side and Deerfoot Trail along the west, so the ring road and the route downtown are both close. By transit, the 302 BRT runs to downtown, and routes 75 and 79 connect Auburn Bay with Seton, Cranston and Mahogany. Walking distance to a stop varies a lot by street, so check it from the exact address.
Before you make an offer
- Confirm the residents association fee tier for the address (standard, lake access or lakeshore) and that the account is paid up.
- For condos and townhomes, read the reserve fund study, the bylaws and recent board minutes before you remove conditions.
- Have your lawyer review the title for encumbrances and restrictive covenants, and ask for a current Real Property Report.
- Check school designations for the address with the CBE and Calgary Catholic school finders.
