From January to September 2023, 22,110 homes sold in Calgary, 11.43% fewer than in the same months of 2022 (24,962) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for September 2023: “Calgary home sales at record highs in September, yet supply remains a challenge” (news release, Oct. 3, 2023) [2].
CREB® reported another record high for September sales. New listings also improved, which lowered the sales-to-new-listings ratio to 76 per cent and stopped inventory from falling further, though supply remained a challenge. [2]
