From January to November 2025, 21,631 homes sold in Calgary, 15.69% fewer than in the same months of 2024 (25,657) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for November 2025: “Conditions remain relatively balanced as we head into the winter months” (CREBNow article, Dec. 1, 2025) [2].
CREB® reported that sales, new listings and inventory all slowed from October, in line with the season, and the sales-to-new-listings ratio improved to 69 per cent. Inventory was still 28 per cent higher than a year earlier, mostly because of row and apartment homes, while the detached and semi-detached markets were relatively balanced. [2]
