Living in Chaparral

Chaparral is a residential community on the southern edge of Calgary, established in 1995. It sits south of Stoney Trail, with Macleod Trail to the west, 194 Avenue SE to the south and the Bow River valley to the east. Locally the community is often described in three parts, Lake Chaparral, Chaparral Valley and Chaparral Ridge, although those names are not official subdivisions.

Lake Chaparral. The centrepiece is a 32-acre man-made lake surrounded by a park of about 22 acres, governed by the Lake Chaparral Residents Association. Active members get access to the lake, park, amenities and events. Membership is mandatory for eligible properties and registered as an encumbrance on title, with fee tiers that differ for general, lake-access and lakeside homes. Not every home in Chaparral is part of the lake association, so check the title of the specific property. For 2026–27 the association bills an annual membership fee plus a separate capital fee, both including GST and due July 1.

Housing. Chaparral is mostly detached homes, with some townhomes and apartment-style condos. Lakeside and lake-access homes are usually priced differently from interior homes.

Outdoors and getting around. The Bow River valley runs along the community’s east side. Macleod Trail and Stoney Trail connect Chaparral to the rest of the city. Calgary Transit Route 78 links Chaparral and Sundance with Somerset–Bridlewood CTrain station, and Route 194 connects Chaparral Valley with the same station.

Comparing nearby areas. Buyers looking at Chaparral often compare it with the other southeast lake communities, such as Sundance, McKenzie Lake and Auburn Bay. Each lake has its own residents association, rules and fee structure, so compare the full yearly cost and what access you actually get.

Schools. Chaparral School (Calgary Board of Education) and St. Sebastian School (Calgary Catholic) are both on Chaparral Drive SE. School designations change from year to year, so check the CBE and Calgary Catholic school finders for a specific address.

Buying in Chaparral. Ask early whether a home carries the Lake Chaparral encumbrance, which fee tier applies, and whether any dock access comes with it. For condos and townhomes, review condo fees, the reserve fund study and the bylaws. We can help you check the title, encumbrances and RPR before you firm up.

Selling in Chaparral. Buyers compare lake privileges, lot and updates closely, so the listing should state the association status clearly and be priced against truly comparable sales.
