From January to May 2025, 10,125 homes sold in Calgary, 18.38% fewer than in the same months of 2024 (12,405) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for May 2025: “Price adjustments mostly driven by apartment and row style homes” (news release, June 2, 2025) [2].
CREB® reported May sales 17 per cent lower than a year earlier, mainly because of steep pullbacks for apartment condominiums, though still 11 per cent above long-term trends. New listings kept rising compared with sales, and with 2.6 months of supply CREB® described conditions as relatively balanced. [2]
