What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.

What CREB® reported

CREB®’s headline for January 2026: “Slow start for high-density homes” (news release, Feb. 2, 2026) [2].

CREB® reported January sales 15 per cent lower than a year earlier but in line with typical levels, with the steepest declines for higher-density homes. Sellers were quick to list, so the sales-to-new-listings ratio dropped to 44 per cent and inventory reached its highest January level since 2020. [2]
