Living in Braeside

Braeside is an established residential community in southwest Calgary. The land was annexed by the city in 1956, and the community began to develop in 1965. It is bounded by Southland Drive SW to the north, 14 Street SW to the east, Anderson Road SW to the south and 24 Street SW to the west. Cedarbrae is to the west across 24 Street, Palliser and Pump Hill are to the north across Southland Drive, and Woodlands is to the south across Anderson Road.

Recreation. The Southland Leisure Centre, a City of Calgary facility with a wave pool, dive tank, weight room and gymnasium, is just across Southland Drive in Palliser. Fish Creek Provincial Park, one of Canada’s largest urban parks, is a short trip south past Woodlands. The Braeside Community Association’s hall on Braeside Drive SW has an outdoor skating and hockey rink, playfields and basketball courts.

Getting around. Braeside has its own station on the MAX Yellow bus rapid transit line, which runs north past the Southland Leisure Centre, Heritage Park and Rockyview Hospital to Mount Royal University and downtown. Southland Drive, Anderson Road and 14 Street SW connect drivers to Macleod Trail and the rest of the city. Calgary Transit Route 126 also connects Braeside with Southland CTrain station on the Red Line.

Amenities. Braeside Shopping Centre on Southland Drive SW includes a Shoppers Drug Mart, and the Brae Centre on Braeside Drive SW has more shops and services. Braeside School (Calgary Board of Education) is in the community, and John Ware School is just to the north. School designations change from year to year, so check the CBE and Calgary Catholic school finders for a specific address.

Housing. Braeside listings include a large share of townhomes, along with detached houses and some apartment-style condos. That mix gives buyers several price points within one community. Many homes date from the community’s original development from 1965 onward, so condition and updates vary from home to home.

Buying in Braeside. For townhomes and condos, review condo fees, the reserve fund study, any planned special assessments and the bylaws. On older detached homes, check roof, windows, furnace, hot-water tank and electrical, and a licensed home inspection is strongly recommended. We can help you check the title and RPR before you firm up.

Comparing nearby areas. Braeside buyers often compare it with Cedarbrae to the west, Woodlands to the south and Woodbine to the southwest, which share access to the MAX Yellow line and Fish Creek Park.

Selling in Braeside. Comparables should match the home type and, for townhomes, the specific complex, since condo fees and building condition affect value.
