Living in Woodlands

Woodlands is an established residential community in southwest Calgary, founded in 1976. It is bordered by Anderson Road SW to the north, 14 Street SW to the east, 24 Street SW to the west and Fish Creek Provincial Park to the south. Woodlands shares the Woodcreek Community Association with Woodbine, its neighbour to the west.

Golf and green space. The Canyon Meadows Golf & Country Club, a private club on 14 Street SW, sits entirely within Woodlands’ boundaries. Together with Fish Creek Provincial Park, one of Canada’s largest urban parks, on the south side, that gives the community a lot of green space for its size. The Woodcreek Community Association’s centre on Woodview Drive SW adds tennis and pickleball courts, a skateboard park, two paved skating rinks and playing fields.

Getting around. The MAX Yellow bus rapid transit line stops at Woodpark station in neighbouring Woodbine and runs to Mount Royal University and downtown. Anderson Road and 14 Street SW connect drivers to the rest of the city.

Amenities. Woodbine Square, a short distance west on Woodview Drive SW, has a Safeway, a pharmacy and other shops. Woodlands School, a Calgary Board of Education elementary school, is on Woodgreen Drive SW. School designations change from year to year, so check the CBE and Calgary Catholic school finders for a specific address.

Housing. Woodlands has a limited number of listings at any one time. Detached houses make up most of the residential listings, and the community also has some townhomes and apartment-style condos. Homes date from the mid-1970s onward, so age, style and level of updating vary widely.

Comparing nearby areas. Woodlands buyers often also look at Woodbine to the west and Braeside to the north across Anderson Road, which can widen the search when only a few Woodlands homes are listed.

Buying in Woodlands. On older homes, check roof, windows, furnace, hot-water tank and electrical, and a licensed home inspection is strongly recommended. For townhomes and condos, review condo fees, the reserve fund study and the bylaws. We can help you check the title and RPR before you firm up.

Selling in Woodlands. With few listings at a time, accurate pricing depends on carefully chosen comparables, sometimes from neighbouring Woodbine. Park and golf course proximity are worth highlighting.
