CREB®’s October report, released November 2, 2026, showed 1,592 sales in Calgary, 15.3% fewer than in October 2025. Year-to-date sales are down nearly 11%, mostly because of steep pullbacks in resale apartments and row homes. One exception: sales of homes priced above $1.5 million picked up, although they are still less than 4% of all activity.

New listings fell to 2,928, down 9.4% from a year earlier, so inventory eased to 6,173 homes, about 4.6% below October 2025. Months of supply stayed just under four. The total residential benchmark price was $564,200, down 0.4% from last year and lower than in September, which is normal for this time of year. Year-to-date prices are nearly 3% below 2025, because the usual spring lift did not happen in 2026.

“Much of the downward pressure on prices is occurring in the oversupplied higher-density segments of the market, while detached and semi-detached prices have remained more stable,” said Ann-Marie Lurie, CREB®’s Chief Economist.

October compared with September

Month to month, the market cooled in the usual seasonal way. Sales went from 1,650 in September to 1,592, the benchmark price slipped from $566,700 to $564,200, and months of supply eased from 3.93 to 3.88. Homes took an average of 43 days to sell, the same as a year earlier, and sold for 97.3% of their list price. So far this year there have been 17,878 sales, compared with 20,073 by the end of October 2025, and the average benchmark price for the year is $565,680, 2.7% lower than the $581,520 of 2025.

The city-wide detached benchmark of $735,100 hides a wide spread. In the City Centre it reached $992,500, 3.3% higher than a year ago, and in the West it was $988,400, up 3.2%. The West also had the tightest detached market, with 2.51 months of supply. At the other end, the North East benchmark of $548,000 was 6.6% lower than last year and the East, at $463,800, was down 6.8%, with more than four months of supply in both districts.

Where apartment and row prices fell most

Apartment prices fell in every district. The steepest declines were in the East, down 13.1% to $205,200, and the North East, down 11.8% to $246,300. The North had 9.47 months of apartment supply, the most in the city. Row prices were also lower everywhere, by 11.5% in the East and 8.9% in the North East. CREB points to competition from new homes and more rental choice.

Towns around Calgary

  • Airdrie: year-to-date sales down 13%, just over four months of supply. The detached benchmark fell to $587,300, 20% below Calgary.
  • Cochrane: 62 sales and 142 new listings. Supply is nearing six months for the first time since early 2020, and the benchmark price is $571,100, nearly 2% lower than last year.
  • Okotoks: 45 sales and 137 homes for sale, or three months of supply. That is still balanced, but the highest level this year. Year-to-date prices are 1% lower.
  • Chestermere: supply is just under six months. The benchmark price of $683,800 is more than 3% lower than last year.

What this means for you

Buyers of apartments and row homes have more choice and more room to negotiate than in several years, especially in the North East and East. Sellers of detached and semi-detached homes are still in a balanced market, where pricing matters most. Winter usually brings fewer listings, so well-priced homes can stand out.
