CREB®’s September report, released October 1, 2026, showed 1,650 sales, similar to August and nearly 4% lower than September 2025. Normally sales drop in September, but stronger detached sales prevented the usual seasonal pullback.

New listings rose from August and the sales-to-new-listings ratio fell to 49%, keeping inventory stable and months of supply just under four. The unadjusted benchmark price was $566,700, nearly 1% lower than last year; CREB says seasonally adjusted prices were relatively stable compared with August.

“The construction boom over the past three years was mostly driven by gains in higher-density sectors, significantly increasing the supply of apartment and row-style homes,” said CREB’s Chief Economist Ann-Marie Lurie.

September compared with August

Month to month, the market barely moved. Sales went from 1,660 in August to 1,650, the benchmark price slipped from $569,800 to $566,700, and months of supply stayed at 3.92 and 3.93. The difference was in the mix: detached sales rose from 875 to 896 while row sales fell from 284 to 248. Homes also took a little longer to sell, with an average of 44 days on market compared with 42 a year earlier.

Detached prices: a tale of two halves of the city

The city-wide detached benchmark of $739,400 hides a wide spread. In the West district the benchmark reached $993,700, 2.7% higher than last year, and the City Centre was up 0.7% at $981,300. Both had tight supply: 2.73 and 3.50 months. At the other end, the North East benchmark was $556,600, 6.0% lower than last year, with 494 detached homes for sale and 5.61 months of supply. The East district (−5.0%) and the North (−3.8%) were also below last year. The North West, West and South districts all had less than three months of supply.

Condos and row homes: where buyers have the most room

Apartment prices were lower than last year in every district. The steepest drops were in the North East (−13.1%, $249,500) and the East (−13.1%, $209,800). The City Centre, the largest condo market, had 819 apartments for sale and 5.77 months of supply. For row homes, the North East (−11.9%) and East (−12.5%) were also weakest, while the North West held up best at −2.0%. CREB links this to new construction: competition from new units keeps the price gap between new and resale homes narrow.

What it means if you are buying

  • Condo and row buyers have more choice and time than at any point in the past few years. With five months of supply in apartments, asking for conditions, a longer possession date or a lower price is reasonable.
  • Detached buyers still face competition in the West, North West and South. Expect well-priced homes in those districts to sell quickly, and have your financing ready.
  • The North East offers the lowest detached benchmark in the city, but also the most competition among sellers, which can mean better terms for buyers.

What it means if you are selling

  • Price to the current market, not last year’s. In districts where prices are falling, an overpriced listing can sit for months.
  • Fall is usually slower. CREB notes that much of the September dip was seasonal, so listing in October or November means fewer buyers but also fewer competing listings.
  • If you are selling a condo or row home, compare your price with new units nearby: that is the competition buyers are weighing.
