Airdrie: $505,800

Sales slowed across all property types, and year-to-date sales were down 13%. Inventory fell from August, but slower sales pushed months of supply to four. The benchmark price was nearly 4% lower than last year, with the largest declines in higher-density homes.

Cochrane: five months of supply

Year-to-date sales were up nearly 6%. New homes made up nearly 30% of this year’s listings. With 163 new listings and 68 sales, the ratio dropped to 42%, the lowest since January, and supply rose to five months. Prices still improved from August and were similar to last year. See our Cochrane guide.

Okotoks: $606,800

With 56 sales and 122 homes for sale, supply stayed at just over two months. The ratio eased to 76%. Prices were stable compared with last September and only 1% lower year to date. See our Okotoks guide.

Chestermere: $690,200

Sales rose and inventory fell, bringing months of supply back below six after nine in August. The price was down from August but similar to last year; year to date, prices are only 1% lower. See our Chestermere guide.

Four towns, four different markets

The towns around Calgary are often discussed together, but in September they moved in different directions. Okotoks remained a seller-leaning market, Cochrane and Chestermere had more homes than buyers, and Airdrie sat in between. For comparison, the City of Calgary had 3.93 months of supply and a benchmark price of $566,700.

Airdrie: competition from new homes

CREB says sales slowed across every property type in Airdrie, and it points to competition from the new home market and from Calgary and other nearby markets. Inventory trended down from August, but sales fell faster, which is why months of supply rose to four. For buyers, Airdrie now offers a benchmark price of $505,800, well below Calgary’s, and more room to negotiate. Sellers should expect buyers to compare their home with new builds nearby.

Cochrane: new homes add supply

Cochrane is one of the few markets with more sales than last year: year-to-date sales are up nearly 6%. But listings rose even faster, and new homes made up nearly 30% of this year’s listings. The ratio of 42% was the lowest since January. Prices improved from August and are similar to last year, so the extra supply has not yet pushed prices down. Buyers can take their time; sellers of resale homes compete directly with builders.

Okotoks: still the tightest

Okotoks had ratios above 80% in each of the previous two months. In September it eased to 76%, still higher than most other areas. With 56 sales and 122 homes for sale, supply was just over two months, and the benchmark of $606,800 was stable compared with last September. Buyers in Okotoks should be ready to act quickly on well-priced homes.

Chestermere: improving from a weak August

Chestermere had nine months of supply in August. In September sales rose and inventory fell, bringing it back below six months, but the ratio was still low at 38%. Significant new construction in the area, along with competing supply in Calgary, has weighed on prices, although year-to-date prices are only 1% lower than last year. Chestermere remains the region’s most buyer-friendly market of the four.

Practical takeaways

  • Compare towns before you choose: the same budget buys a different home, with different negotiating power, in each of them.
  • Where new construction is strong (Cochrane, Chestermere, Airdrie), ask builders about incentives and compare them with resale prices.
  • In Okotoks, get pre-approved before you start viewing homes.
