In its August 4, 2026 report, CREB® quoted detached benchmark prices for the towns around Calgary and added Chestermere. Note that these figures are for detached homes only, so they are higher than the total residential prices in our earlier town updates.

Airdrie: $603,100 (−4% y/y)

Year-to-date sales were down nearly 14%. Fewer new listings pushed the sales-to-new-listings ratio back above 55% and months of supply back below four. CREB says Airdrie’s price decline has outpaced Calgary’s, bringing the price gap between the two back toward historical norms.

Cochrane: $659,400 (nearly −4% y/y)

Sales eased for a second month but remain higher than 2025 year to date. Inventory growth, mostly in higher-density homes, pushed months of supply above four and the ratio down to 46%. See our Cochrane guide.

Okotoks: $695,700 (over −2% y/y)

With 70 sales and 78 new listings the ratio hit 90% and supply stayed around two months, yet prices kept trending down, likely because of new homes and new communities in south Calgary. See our Okotoks guide.

Chestermere: $771,900 (nearly −5% y/y)

Year-to-date sales of 333 were 18% lower than last year, the ratio was 36% and months of supply rose to nearly seven, a buyer-friendly market. See our Chestermere guide.

How the towns compare with Calgary

Calgary’s detached benchmark in July was $743,900, nearly 2% lower than last year, with 2.90 months of supply. Every one of the four towns had a lower detached price than Calgary and a steeper annual decline. CREB says Airdrie’s decline has now outpaced Calgary’s enough to bring the gap between the two back toward historical norms.

What is driving prices down

The common thread is competition. Airdrie, Cochrane and Chestermere all have active new home construction, and CREB notes that new communities in south Calgary are competing with Okotoks. Buyers who once had to leave Calgary to find a detached home now have options in the city, and builders’ incentives make new homes an alternative to resale.

Town by town: what to watch

  • Airdrie: if new listings keep falling and the ratio stays above 55%, CREB expects the market to become more balanced. That would slow price declines.
  • Cochrane: sales are still higher than in 2025, but supply above four months and a 46% ratio are a shift from earlier in the year. CREB warns that if this persists, it could affect prices further.
  • Okotoks: supply has improved from the very low levels of the past five years but is still below long-term trends, with two months of supply. Prices are slipping despite this.
  • Chestermere: with nearly seven months of supply and a 36% ratio, buyers have the most leverage in the region.

Why detached prices matter here

In this report CREB quoted detached benchmark prices rather than total residential ones. That makes the towns easier to compare with each other, because the mix of homes differs from town to town. For a family looking for a detached home, these figures are the more useful ones. They also show that the price gap between the towns is narrower than total prices suggest: from $603,100 in Airdrie to $771,900 in Chestermere.

Practical takeaways

  • Moving out of Calgary for a detached home? The savings are real: Airdrie’s detached benchmark is about $140,000 lower than Calgary’s. Factor in commuting costs and time.
  • Selling in a town to move into Calgary? You are selling in a market with steeper declines and buying in a steadier one. Plan for a larger gap than a year ago.
  • Buying new? Ask about builder incentives, and compare the total price with similar resale homes nearby.
