Airdrie: $508,800

Year-to-date sales were down 13% and new listings 7%. A rising sales-to-new-listings ratio has kept months of supply below four. The benchmark price fell 1% from July and over 4% from last year, with steeper declines for apartments.

Cochrane: sales still ahead

Year-to-date sales were up over 5%, led by semi-detached homes. With 94 sales and 148 new listings, the ratio rose above 60% and supply dropped to just over three months. Prices still eased nearly 1% from July and were 2% lower than last year. See our Cochrane guide.

Okotoks: $608,400

New listings kept falling and the ratio stayed at 81%, keeping supply at just over two months. More choice in competing markets has limited price growth: the benchmark price was over 1% lower than July and nearly 2% below last year. See our Okotoks guide.

Chestermere: nine months of supply

The ratio dropped below 30%, inventory stayed elevated and months of supply reached nine. Prices fell from July and were over 1% lower than in 2025. See our Chestermere guide.

Why prices eased everywhere

The four towns had very different levels of supply in August, from just over two months in Okotoks to nine in Chestermere, yet the benchmark price fell from July in all of them. CREB’s explanation is the same for each: buyers now have more choice, both in new homes and in competing markets, including Calgary itself, where the benchmark price was $569,800 and months of supply were 3.92.

Airdrie

Airdrie’s inventory has been higher than last year for most of 2026, but in recent months new listings have fallen faster than sales. That pushed the sales-to-new-listings ratio up and kept supply below four months. Even so, competition from other markets continues to weigh on resale prices, especially for apartments. Buyers comparing Airdrie with Calgary’s north end should look at both new and resale options.

Cochrane

August was a good month for Cochrane sellers: with 94 sales and 148 new listings, the ratio pushed above 60% and supply fell to just over three months. Much of this year’s sales gain has come from semi-detached homes. Prices, however, eased by nearly 1% from July, which suggests buyers are active but price-sensitive.

Okotoks

Okotoks has had lower-than-average supply since 2021. In August the ratio stayed at 81% and inventory fell again, so buyers had few options. Still, the benchmark price of $608,400 was over 1% lower than in July and nearly 2% lower than last year. Tight supply is no longer enough to push prices higher when nearby markets offer more choice.

Chestermere

Chestermere is growing, but sales have fallen faster than new listings, and the ratio dropped below 30%. With nine months of supply, it is the clearest buyer’s market in the region. Prices were over 1% lower than in 2025.

Supply at a glance

Ranked by months of supply, Okotoks (just over two) was the tightest, followed by Cochrane (just over three), Airdrie (below four) and Chestermere (nine). Calgary sat at 3.92. Year to date, Cochrane is the only one of these towns with more sales than last year, up over 5%, while Airdrie’s sales are down 13%. Lower supply has not protected prices, though: in every town the benchmark price was lower than a year earlier.

Takeaways

  • Buyers: Chestermere and Airdrie offer the most negotiating room; Okotoks the least.
  • Sellers in Cochrane and Okotoks: conditions are still workable, but price to recent sales, not to last spring’s.
  • Sellers in Chestermere: expect a longer sale and consider what makes your home stand out against new builds.
