Airdrie

New listings hit a September record of 295 while sales eased to 133, a 45% ratio. Inventory rose to 571 and supply passed four months for the first time since 2020. The benchmark price was $526,000, down 1% from August and nearly 5% from last year.

Cochrane

New listings also set a September record at 148. Sales of 62 were similar to last year, but the ratio fell to 42% and supply passed five months. The benchmark price was $584,300, down nearly 1% from August but still 1% higher than last year.

Okotoks

Okotoks did not see a lift in new listings: 69 were posted against 51 sales, a 74% ratio, and supply stayed near two and a half months. Prices still eased, partly due to competition from new homes. The benchmark was $613,900, down nearly 3% from last year.

Chestermere

CREB’s package shows 51 sales, 112 new listings and 257 homes for sale, or 5.04 months of supply. The benchmark price was $692,600.

Compared with August

September’s wave of listings reached the towns too. Airdrie’s new listings rose from 265 in August to a record 295, while sales fell from 152 to 133, so inventory rose from 535 to 571 and supply went from 3.52 to 4.29 months. Cochrane’s inventory rose from 297 to 319, and supply from 4.24 to 5.15 months. Chestermere was the exception: sales improved from 38 to 51, which brought its supply down from 7.08 to 5.04 months. Okotoks’ inventory was nearly unchanged at 115.

Compared with September 2024

Cochrane has 83% more homes for sale than a year ago, and new listings of 148 were a September record, but its benchmark of $584,300 is still 1% higher than last year. In Airdrie, the benchmark of $526,000 is nearly 5% lower. In Okotoks, sales of 51 and only 69 new listings kept the market tight, but CREB said prices still eased, partly because of competition from new homes.

Detached homes compared

CREB’s September package lists detached benchmarks of $627,200 in Airdrie, $674,100 in Cochrane, $693,300 in Okotoks, $749,900 in Calgary and $781,400 in Chestermere. Detached benchmarks in every one of these markets are lower than they were in May.

What it means for buyers

With more than four months of supply in Airdrie and more than five in Cochrane and Chestermere, buyers in those towns can negotiate on price, ask for conditions and take time to compare. In Okotoks, choice is still limited, but prices are softer than earlier in the year.

What it means for sellers

Sellers in Airdrie, Cochrane and Chestermere are competing with record or near-record listings and with new construction. Pricing at or slightly below recent sales and offering flexible possession dates can help. In Okotoks, sellers are in a better position, but buyers are more price-sensitive than a year ago.

Local angle

For buyers willing to look outside the city, this fall brought more new listings in Airdrie and Cochrane than any September on record.

Year-to-date view

From January to September, Airdrie recorded 1,380 sales on 2,541 new listings, a 54% ratio, with an average of 457 homes for sale and 2.98 months of supply; its year-to-date benchmark averaged $537,033. Chestermere recorded 496 sales on 1,147 new listings, a 43% ratio, with 4.29 months of supply on average and a year-to-date benchmark of $705,944. In both towns, September’s benchmark is below the year-to-date average, which shows prices drifting lower through the year. Okotoks had 51 sales in September, and with 115 homes for sale its supply was about 2.25 months, still the tightest of the four.
