CREB®’s November 2025 regional data, released on December 1, use the newly revised benchmark series, so prices are not directly comparable with earlier monthly reports.
Benchmark price, November 2025
Airdrie
Sales, new listings and inventory all eased seasonally: 108 sales, 142 new listings and 453 homes for sale, or 4.19 months of supply. Inventory stays elevated partly because more newer homes are being resold. The benchmark price was $514,000; year to date, detached prices are down nearly 1%.
Cochrane
New listings set a November record, and inventory has not been this high in November since 2018. CREB said some of the increase is new homes listed on the resale market. The benchmark price was $570,800; year-to-date detached prices are nearly 2% higher.
Okotoks
Unlike other towns, sales improved from October and matched last year, helped by more listings. Supply remains well below long-term trends. The benchmark price was $598,700, and year-to-date prices are higher for every property type.
Chestermere
CREB’s package shows 37 sales, 94 new listings and 231 homes for sale, or 6.24 months of supply. The benchmark price was $686,000.
Compared with October
Activity slowed in most towns. Airdrie’s sales eased from 136 in October to 108 and new listings from 250 to 142, which brought inventory down from 535 to 453, though months of supply rose from 3.93 to 4.19. Chestermere’s sales slipped from 43 to 37 and inventory from 258 to 231, with supply edging up from 6.00 to 6.24 months. In Cochrane, new listings eased from 134 to 122 but were still a record for November, against 66 sales. Okotoks was the exception on sales, which rose from 45 to 51, while new listings fell back from 91 to 56.

A note on prices
CREB completed its annual review of the benchmark home this month and revised its price history, so November benchmarks are not directly comparable with earlier monthly reports. The revised November benchmarks were $514,000 in Airdrie, $570,800 in Cochrane, $598,700 in Okotoks and $686,000 in Chestermere. Year to date, Airdrie’s detached prices are down nearly 1%, Cochrane’s detached prices are nearly 2% higher, and Okotoks prices are higher for every property type.
Year-to-date view
From January to November, Airdrie recorded 1,622 sales on 2,933 new listings, a 55% ratio, with 3.14 months of supply on average. Chestermere recorded 576 sales on 1,373 new listings, a 42% ratio, with 4.54 months of supply on average.
What it means for buyers
Chestermere and Airdrie remain buyer-friendly into the winter, with more than six and four months of supply. Cochrane’s record new listings give buyers more choice than usual for November. In Okotoks, supply is still well below long-term trends, so buyers should act decisively on homes that fit.
What it means for sellers
Sellers in Airdrie and Cochrane compete with newer homes being resold and should price accordingly. Okotoks sellers continue to benefit from limited supply.
Local angle
CREB said inventory in Airdrie and Cochrane is elevated partly because more newer homes are being resold. Buyers comparing a resale home with a builder’s new home should look at both.
Detached homes compared
On the revised series, CREB’s November package lists detached benchmarks of $610,700 in Airdrie, $662,800 in Cochrane, $676,300 in Okotoks, $733,000 in Calgary and $761,500 in Chestermere. CREB said that while the extra supply has weighed on Airdrie prices, it has by no means offset the gains of the past four years. In Cochrane, recent supply gains have caused some price adjustments, but prices remain higher than last year. In Okotoks, CREB linked the better November sales to the higher level of new listings in both October and November, which gave buyers more choice.
