Airdrie

Year-to-date sales are 1,248, down 12%. August had 152 sales and 265 new listings, a 57% ratio. Inventory of 535 is above long-term trends and the highest since before the pandemic, with 3.5 months of supply. The benchmark price was $531,100.

Cochrane

There were 70 sales and 139 new listings. The 50% ratio was the lowest for August since 2015, and supply rose above four months. Prices held steady: the benchmark was $589,100, similar to July.

Okotoks

New listings fell back, pushing the ratio up to 80%. Inventory of 116 is 29% above last year but 30% below typical August levels. The benchmark price was $621,500.

Chestermere

CREB’s statistics package shows 38 sales, 96 new listings and 269 homes for sale, or 7.08 months of supply. The benchmark price was $703,300.

What it means: with about seven months of supply, Chestermere buyers can take their time. Okotoks remains a sellers’ town.

Compared with July

Supply kept building in Cochrane and Chestermere. Cochrane’s sales fell from 91 in July to 70, while inventory was nearly unchanged at 297, so months of supply rose from just over three to 4.24. Chestermere’s sales fell from 48 to 38, lifting supply from 5.88 to 7.08 months. Airdrie was steadier, with sales of 152 compared with 160 and inventory of 535 compared with 543. Okotoks’ inventory eased from 125 to 116 and supply held at about two months.

Compared with August 2024

Cochrane’s inventory is 108% higher than a year ago, and its benchmark of $589,100 is 1.8% higher. Okotoks has 29% more homes for sale than last August, but still 30% fewer than is typical for August, and its benchmark of $621,500 is only 0.2% higher. Airdrie’s year-to-date sales of 1,248 are 12% lower than last year, and its benchmark slipped from $532,800 in July to $531,100.

Detached homes compared

CREB’s August package lists detached benchmarks of $634,400 in Airdrie, $681,500 in Cochrane, $705,100 in Okotoks, $755,600 in Calgary and $796,900 in Chestermere. The gap between Airdrie and Calgary remains more than $120,000.

What it means for buyers

Chestermere, with about seven months of supply and a 40% ratio, is clearly a buyers’ market. Buyers there can take their time, negotiate firmly and include conditions. Cochrane, with more than four months and its lowest August ratio since 2015, is moving in the same direction. Airdrie is balanced to buyer-friendly. In Okotoks, an 80% ratio means well-priced homes still sell quickly.

What it means for sellers

Sellers in Chestermere and Cochrane need realistic prices and should expect negotiation. Okotoks sellers still have an advantage, but should avoid overpricing as buyers can also look in nearby towns.

Local angle

For families comparing the towns, the trade-off is clear: Okotoks offers the tightest market and fewer choices, while Chestermere and Cochrane now offer the most room to bargain.

Year-to-date view

From January to August, Airdrie recorded 1,248 sales on 2,246 new listings, a 56% ratio, with an average of 442 homes for sale and 2.83 months of supply. Chestermere recorded 445 sales on 1,035 new listings, a 43% ratio, with 4.20 months of supply on average. Its year-to-date benchmark averaged $707,613. In both towns the supply build-up has been steady through the year, so the August numbers are a continuation rather than a sudden change.

Okotoks in focus

Okotoks had 56 sales in August and 116 homes for sale, leaving about 2.07 months of supply. Even with inventory 29% higher than a year ago, CREB said levels are still about 30% below what is typical for August. That helps explain why Okotoks prices have held close to last year while other towns have seen more movement. Buyers who want Okotoks should watch new listings closely and be ready to move.
