Airdrie

A sharp drop in detached activity cut sales to 164, against 324 new listings. The 51% ratio was the lowest for June since 2018, and supply passed three months for the first time since 2020. The benchmark price was $538,300, nearly 3% lower than last year and down for a second month.

Cochrane

There were 101 sales and 171 new listings, a 59% ratio, keeping supply just under three months. Prices are still rising, more slowly: the benchmark was $593,700, nearly 1% higher than May and 4% higher than last June.

Okotoks

Sales and new listings both fell from May, and the ratio rose to 87%, keeping supply under two months. The benchmark price was $632,800, similar to May and nearly 3% higher than last year.

Chestermere

CREB’s statistics package shows 57 sales, 137 new listings and 248 homes for sale, or 4.35 months of supply. The benchmark price was $715,600.

What it means: Airdrie and Chestermere now give buyers real choice. Cochrane and Okotoks remain sellers’ towns for well-priced homes.

Compared with May

Inventory kept rising in three towns. Airdrie went from 468 homes for sale in May to 518, Cochrane from 293 to 299 and Chestermere from 244 to 248, while Okotoks eased from 135 to 128. Sales fell across the region: Airdrie from 193 to 164, Cochrane from 108 to 101, Okotoks from 95 to 87 and Chestermere from 73 to 57. As a result, months of supply rose in Airdrie from 2.42 to 3.16 and in Chestermere from 3.34 to 4.35, while Okotoks stayed tight at 1.47.

Compared with June 2024

Cochrane’s inventory of 299 is 103% higher than a year ago, and new listings of 171 were about 31% higher, yet its benchmark of $593,700 is still 4.0% above last June. Okotoks’ inventory of 128 is about 56% higher, but supply remains under two months and its benchmark is 2.8% higher. Airdrie is the one town where prices are clearly lower than a year ago, by nearly 3%, after its sales-to-new-listings ratio dropped to 51%, the lowest for June since 2018.

Detached prices compared

For detached homes, CREB’s June package lists benchmark prices of $644,000 in Airdrie, $686,200 in Cochrane and $716,500 in Okotoks, compared with $764,300 in Calgary and $813,800 in Chestermere. Airdrie’s detached benchmark is about $120,000 below Calgary’s.

What it means for buyers

Airdrie and Chestermere now give buyers real choice, with more than three and four months of supply. Buyers there can take time, compare new and resale homes and negotiate. In Cochrane, rising inventory is starting to balance the market, but prices are still climbing. In Okotoks, buyers should be ready to act quickly on well-priced homes.

What it means for sellers

Airdrie sellers face the toughest conditions in the region, with prices down for a second month and competition from new construction. Sellers in Chestermere also need sharp pricing. Okotoks and Cochrane sellers are in a better position, but should still price from current data rather than from last spring.

Local angle

The gap between the towns is widening. Two nearby markets can now behave very differently, so check the local numbers before you set a price or make an offer.

Year-to-date view

Looking at the first half of the year smooths out monthly swings. Airdrie recorded 936 sales from January to June on 1,675 new listings, a 56% ratio, with an average of 410 homes for sale and 2.63 months of supply. Chestermere recorded 358 sales on 796 new listings, a 45% ratio, with 3.68 months of supply on average. Both towns were in balanced to buyer-leaning territory for most of the spring, not only in June.
