CREB®’s July 2025 regional figures, released on August 1, show supply rising across the region, with Okotoks still the exception.
Benchmark price, July 2025
Airdrie
Sales fell 14%, mainly in row and apartment homes, and are down 12% year to date. Inventory rose to 543, the highest July since the 2018 peak, keeping supply above three months. The benchmark price was $532,800, nearly 4% lower than last year.
Cochrane
July sales fell 7%, but year-to-date sales are only 2% lower and 23% above long-term trends. New listings set a July record, inventory was the highest for July since 2019, and supply passed three months. The benchmark price was $590,000, over 2% higher than last year.
Okotoks
A 71% sales-to-new-listings ratio and just over two months of supply make it the tightest of the towns, though better than the roughly one month of the past four Julys. The benchmark price was $628,500, slightly down from June.
Chestermere
CREB’s statistics package shows 48 sales, 143 new listings and 282 homes for sale, a 34% ratio and 5.88 months of supply. The benchmark price was $715,600.
What it means: Chestermere is now a buyers’ market by supply. Okotoks sellers still have the stronger hand.
Compared with June
Airdrie’s inventory rose from 518 in June to 543 and its months of supply from 3.16 to 3.39, while sales were similar at 160. Cochrane’s inventory edged up from 299 to 302 as sales eased from 101 to 91. Chestermere had the biggest change: sales fell from 57 to 48 while inventory rose from 248 to 282, pushing supply from 4.35 to 5.88 months. Okotoks was steadier, with 57 sales and 125 homes for sale, down from 128.
Homes for sale (inventory), July 2025
Compared with July 2024
Cochrane’s 302 homes for sale are 104% more than a year ago, and new listings of 148 set a July record. Its benchmark of $590,000 is still 2.3% higher than last July. Okotoks’ inventory of 125 is about 44% higher, and its benchmark of $628,500 is 1.0% higher. Airdrie’s benchmark of $532,800 is nearly 4% lower, although CREB notes that last year’s gains came early in the year, and year to date Airdrie prices are only slightly lower than in 2024.
Detached homes compared
CREB’s July package lists detached benchmarks of $635,600 in Airdrie, $684,000 in Cochrane and $715,200 in Okotoks, against $761,800 in Calgary and $813,600 in Chestermere. Buyers who want a detached house for less than the Calgary benchmark still have options in all three towns north, west and south of the city.
What it means for buyers
Chestermere now has nearly six months of supply and a 34% sales-to-new-listings ratio, which favours buyers. Airdrie is also above three months. In those towns, buyers can negotiate and include conditions. In Cochrane, supply passed three months but sales remain 23% above long-term trends year to date, so good homes still sell. Okotoks remains the tightest market, though just over two months of supply is better than the roughly one month of the past four Julys.
What it means for sellers
Chestermere and Airdrie sellers need sharp pricing and patience. Cochrane sellers should be aware that record new listings mean more competition. Okotoks sellers still have the stronger hand, but even there buyers have more choice than in recent summers.
Local angle
Airdrie’s sales remain higher than before 2021, CREB said; what has changed is a significant improvement in new listings. That is a sign of more supply rather than a collapse in demand.
Year-to-date view
From January to July, Airdrie recorded 1,097 sales on 1,981 new listings, a 55% ratio, with an average of 429 homes for sale and 2.74 months of supply. Chestermere recorded 407 sales on 939 new listings, a 43% ratio, and 3.93 months of supply on average. These figures show that the shift in both towns has built up over the whole year rather than in a single month.
