Living in Mahogany

Mahogany is a planned lake community in southeast Calgary, developed by Hopewell Residential. It sits south of Stoney Trail, with 52 Street SE and the community of Auburn Bay on its west side. The community is built around a 63-acre freshwater lake, which Hopewell and the Mahogany Homeowners Association describe as the largest in Calgary. Two private beaches and a 22,000 sq. ft. residents-only Beach Club offer swimming, non-motorized boating, a fishing pier, sports courts and a splash park in summer, and skating and hockey in winter. Access comes through the homeowners association, so budget for the annual HOA fee along with your mortgage and taxes. The association does not publish one flat fee: each property’s annual encumbrance fee depends on the property type, is adjusted each year by Calgary’s September CPI, and is invoiced in early November for payment by December 31. Fees also fund yearly trout stocking and a 2.4 km winter skating track.

Housing. Mahogany offers a wide mix: detached homes (front-garage and laned), semi-detached and duplex homes, townhomes and low-rise condos, plus a smaller number of lake-access and estate properties. That range means there are listings at very different price points within one community. Lakefront and lake-access homes are typically priced differently from interior streets.

Getting around and amenities. Day-to-day shopping is at Mahogany Village Market on the community’s west side, which includes a Sobeys and other shops and services. The Seton urban district is next door to the southwest, with the South Health Campus hospital and the Brookfield Residential YMCA at Seton. Stoney Trail and 52 Street SE connect drivers to the rest of the city. Calgary Transit routes 75 and 79 run through Mahogany to Auburn Bay, Seton and Cranston, and the 302 BRT links Mahogany with the South Health Campus, McKenzie Towne and downtown.

Schools. Mahogany School, a Calgary Board of Education school on Mahogany Boulevard SE, is in the community. Divine Mercy School, a Calgary Catholic School District school for kindergarten to Grade 6, is also in the community, at 228 Mahogany Boulevard SE. School designations change from year to year, so check the CBE and Calgary Catholic school finders for a specific address.

Buying in Mahogany. Mahogany has resale homes alongside builder inventory in its newer phases, so it is worth comparing a resale home (established landscaping, a known price, possession you can negotiate) with a new build (warranty coverage under Alberta’s New Home Buyer Protection Act, but possibly longer timelines). We can help you weigh both and check the HOA, title and RPR details.

Selling in Mahogany. Buyers here compare across a large number of similar homes, including new builds, so accurate pricing against recent resale comparables and strong presentation matter.

Buying in Mahogany: our local take

As of November 4, 2026, our site shows 124 homes for sale in Mahogany. Median asking prices: detached houses $815,000 (52); semi-detached and duplexes $636,900 (22); townhouses $524,698 (14); condos and apartments $399,700 (36). These are asking prices from the REALTOR.ca DDF® feed, not sale prices; ask us for recent sold prices.

What we like

  • The lake is the draw: 63 acres, which Hopewell and the Mahogany Homeowners Association describe as Calgary’s largest freshwater lake, with two private beaches and a residents-only Beach Club.
  • You can move up without moving out. Mahogany has condos, townhomes, duplexes, detached homes and estate homes in one community.
  • Mahogany Village Market, with a Sobeys, is inside the community, and the South Health Campus and the YMCA at Seton are a short drive away.
  • At the 2021 Census, 86% of households owned their home and 29% of residents were under 15.

What to weigh up

  • The HOA encumbrance fee is set by property type and adjusted every year by Calgary’s CPI, so ask for the exact amount for the address you are looking at.
  • Resale homes compete with builder inventory in the newer phases. A new build can mean a longer wait for possession, and you’ll want to check whether GST is included in the price.
  • It’s a driving community (86% drove to work at the 2021 Census). 52 Street SE and Stoney Trail are the main ways out.
  • Lakefront, lake-access and interior homes are priced very differently, even on neighbouring streets.

Who it suits

Buyers who will use the lake and Beach Club in summer and winter, move-up families who want newer construction, and downsizers who want a condo with lake privileges.

Commute and getting around

Stoney Trail along the north edge connects to Deerfoot Trail and the ring road. The 302 BRT links Mahogany with the South Health Campus, McKenzie Towne and downtown, and routes 75 and 79 run to Auburn Bay, Seton and Cranston.

Before you make an offer

  • Get the HOA fee for the property type in writing and confirm it is paid up.
  • For a new build, compare the warranty under Alberta’s New Home Buyer Protection Act, GST and the possession date with a similar resale home.
  • For condos, review the reserve fund study, the bylaws and how the condo fee has changed over the last few years.
  • Confirm school designations for the address. Mahogany School (CBE) and Divine Mercy School (Calgary Catholic) are located in the community.
