What we like

  • The Clubhouse and park give you a rink, a splash park, courts and programs without the cost of a lake community.
  • The 302 BRT stops in the community, and Routes 151 and 152 serve New Brighton directly.
  • Three schools are inside the community, and 27% of residents were under 15 at the 2021 Census.
  • The pond and central park are close to many homes, and the association keeps up enhanced maintenance around them.

What to weigh up

  • The residents association fee is mandatory and secured on title.
  • Most homes are detached, so there are fewer condo options for entry-level buyers than in Seton or Copperfield.
  • Most homes are now 10 to 20 years old, so check the roof, furnace and hot-water tank.
  • It’s a driving community: 85% drove to work at the 2021 Census.

Who it suits

Families who want a detached home with a clubhouse, a rink and schools nearby, and buyers who want residents’ amenities at a lower annual cost than a lake community.

Commute and getting around

52 Street SE and 130 Avenue SE lead to Deerfoot Trail and Stoney Trail. Thirteen bus routes stop in the community, including the 302 BRT to downtown and Routes 151 (New Brighton Express) and 152 (New Brighton).

Before you make an offer

  • Confirm whether the home is billed as single-family or multi-family, and that the residents association account is paid up.
  • Book a licensed home inspection, with attention to mechanical systems and the roof.
  • Check the Real Property Report and the title.
  • Confirm school designations for the address.
