Buying in Copperfield: our local take

Median asking prices: detached houses $625,000 (23); semi-detached and duplexes $439,900 (1); townhouses $389,500 (18); condos and apartments $259,900 (31). What we like

  • No lake or clubhouse fee, which keeps the monthly cost down compared with the lake communities next door.
  • It’s established, with most homes 10 to 20 years old, mature landscaping and finished streets.
  • You can find detached houses, townhomes and condos all in one community.
  • The McKenzie Towne terminal (302 BRT) is just across 52 Street SE, and the 130 Avenue SE shops are close by.

What to weigh up

  • There are no lake or private club amenities. For those, you’d look at Auburn Bay, Mahogany or New Brighton.
  • The oldest phases are now more than 20 years old, so roofs, furnaces and hot-water tanks may be due for replacement.
  • Homes that back onto Stoney Trail or 52 Street SE can hear traffic. Visit at different times of day.
  • It’s a driving community: 86% drove to work at the 2021 Census.

Who it suits

First-time and move-up buyers who want a detached house without a lake fee, condo buyers on a tighter budget, and families who want schools inside the community.

Commute and getting around

Before you make an offer

  • Book a licensed home inspection, with attention to the roof, furnace and hot-water tank in the older phases.
  • For condos and townhomes, read the reserve fund study and the bylaws, and compare condo fees between complexes.
  • Ask your lawyer to confirm the title, including any restrictive covenants, and check the Real Property Report.
  • Confirm school designations for the address.
