Living in Beltline
Where it is. The Beltline sits just south of downtown, across the rail line, about 1 km from City Hall. It covers 2.94 km², runs up to 17 Avenue SW and borders Bankview, Cliff Bungalow, the Downtown Commercial Core and East Village. The City counts it as one of its Centre City communities.
History. The Beltline grew out of two of Calgary’s oldest neighbourhoods, Connaught and Victoria Park, and takes its name from the streetcar line that once looped through it. Older brick walk-ups and character buildings now stand next to new towers: at the 2021 Census, 20% of homes had been built from 2016 to 2021.
Homes. This is a condo community. In 2021, 86% of homes were apartments in buildings of five or more storeys and another 12% were in low-rise buildings. Households are small, averaging 1.5 people, and 75% of households rent, so investors and owner occupants buy side by side.
Amenities. Restaurants, bars and shops line 17 Avenue SW and 1 Street SW, and Central Memorial Park is in the middle of the community. Stampede Park is on the east side, next to Victoria Park/Stampede CTrain station.
Schools. Four schools are inside the boundary, including Connaught School (CBE, elementary). Designations depend on the address, so check the CBE and Calgary Catholic school finders.
Getting around. In 2021, 26% of employed residents walked to work and 13% took transit, against 4% and 9% for Calgary. Fourteen bus and CTrain routes stop in the Beltline, and downtown offices are a short walk away.

Buying in Beltline: our local take
As of November 4, 2026, our site shows 235 homes for sale in Beltline. Median asking prices: detached houses $2,250,000 (3); townhouses $429,000 (7); condos and apartments $299,950 (225). These are asking prices from the REALTOR.ca DDF® feed, not sale prices; ask us for recent sold prices.
What we like
- You can walk to downtown offices, 17 Avenue SW, Central Memorial Park and the Stampede grounds.
- Victoria Park/Stampede CTrain station is inside the community, and 14 routes stop here.
- The choice is wide, from older walk-ups to new towers with concierge, gyms and parking.
- Condos here usually cost far less to buy than a detached home in the inner city.
What to weigh up
- Condo fees, special assessments and the reserve fund matter as much as the price.
- Expect noise around 17 Avenue SW and during the Stampede and Flames games.
- With many units for sale and for rent, resale can take longer, so buy well located units with parking.
- Rental and short term rental rules differ by building, so read the bylaws before you buy to rent out.
Who it suits
Downtown workers who want to walk to the office, first-time buyers who want a condo instead of a long commute, downsizers and investors.
Commute and getting around
Most downtown offices are a 10 to 25 minute walk. Victoria Park/Stampede station is on the Red and Blue Lines, and the free CTrain zone along 7 Avenue is just north. Macleod Trail and Memorial Drive are close for driving.
Before you make an offer
- Read the reserve fund study, the bylaws, the budget and at least a year of board minutes.
- Ask whether any special assessment is planned and what the condo fee includes.
- Confirm that the parking stall and storage locker are titled or assigned to the unit.
- Check the building’s rules on pets, rentals and short term rentals.
