Living in Evergreen

Evergreen is a large suburban community in southwest Calgary, just south of Fish Creek Provincial Park. Stoney Trail forms its western edge, Bridlewood is to the south, and Shawnee Slopes, Millrise and Shawnessy are to the east. In the City of Calgary’s 2019 census it was one of the city’s most populous communities.

Two parts, one community. Evergreen includes the older Evergreen Estates, north of Fish Creek Boulevard, and the newer Evergreen area to the south. They are one community on the city map, but they have different street-naming patterns and two community associations: streets with “Evergreen” in the name belong to the Shawnee-Evergreen Community Association, and the others to the Calgary Evergreen Community Association. Evergreen Estates was established in 1990, and the Calgary Evergreen Community Association for the newer area was formed in 2005.

Outdoors. Fish Creek Provincial Park, one of Canada’s largest urban parks, borders the community to the north, with pathways and trails through the creek valley. If you walk, run or cycle, that park access is worth a close look.

Getting around and amenities. Stoney Trail is on the community’s west side, and Shawnessy Towne Centre, to the east, has major retail, groceries and restaurants. The Somerset–Bridlewood and Shawnessy CTrain stations on the Red Line are a short drive away. Calgary Transit Route 52 runs through Evergreen to Fish Creek–Lacombe, Shawnessy and Somerset–Bridlewood CTrain stations.

Housing. Evergreen listings are mostly detached houses, along with apartment-style condos and townhomes. Most homes in Evergreen Estates date from the early 1990s, while much of the rest of Evergreen is newer.

Schools. Evergreen School, Marshall Springs School and Dr. Freda Miller School (Calgary Board of Education) and Our Lady of the Evergreens School (Calgary Catholic) are in the community. School designations change from year to year, so check the CBE and Calgary Catholic school finders for a specific address.

Buying in Evergreen. For detached homes, compare age, updates and lot, and on older homes check roof, furnace and hot-water-tank ages. For condos and townhomes, review condo fees, the reserve fund study and the bylaws. We can help you check the title and RPR before you firm up.

Selling in Evergreen. Because Evergreen is large and varied, comparables should come from the same part of the community and the same home style, not just the same square footage.
