Source: CREB®, City of Calgary Monthly Statistics Package, May 2026, page 5 [1]. Change is CREB®’s year-over-year change; for the two ratios it is the change in percentage points.
From January to May 2026, 8,900 homes sold in Calgary, 11.99% fewer than in the same months of 2025 (10,112) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for May 2026: “Apartment prices ease as inventory remains elevated” (news release, June 1, 2026) [2].
CREB® reported that inventory rose with the season, matching last May but 11 per cent above long-term trends because of apartment and row homes, while detached inventory was three per cent lower. May sales were 16 per cent below last year, and the sales-to-new-listings ratio eased to 51 per cent. [2]
