From January to February 2026, 2,760 homes sold in Calgary, 12.85% fewer than in the same months of 2025 (3,167) [1].

What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.

What CREB® reported

CREB®’s headline for February 2026: “Detached market tightens while apartments remain oversupplied” (news release, March 2, 2026) [2].

CREB® reported that conditions continued to vary by property type: detached and semi-detached homes had less than three months of supply, row homes stayed relatively balanced, and apartments had excess supply that favoured buyers. Ann-Marie Lurie linked this to slowing migration and record apartment construction. [2]
