From January to October 2025, 20,082 homes sold in Calgary, 15.85% fewer than in the same months of 2024 (23,864) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for October 2025: “Pace of new listings growth slows, preventing further inventory gains” (news release, Nov. 3, 2025) [2].
CREB® reported that inventory eased from September as new listings pulled back and sales picked up, bringing months of supply back to about three and a half months after it reached four in September. Row and apartment homes still had elevated supply, while detached and semi-detached homes stayed relatively balanced. [2]
