From January to August 2025, 16,485 homes sold in Calgary, 16.31% fewer than in the same months of 2024 (19,697) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for August 2025: “Price declines mostly driven by higher density home types” (news release, Sept. 2, 2025) [2].
CREB® reported that more supply choice had driven price declines over several months, with bigger adjustments for apartment and row homes and modest declines for detached and semi-detached homes. The total residential benchmark price was down from July and nearly four per cent lower than a year earlier. [2]
