From January to June 2025, 12,404 homes sold in Calgary, 18.08% fewer than in the same months of 2024 (15,141) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for June 2025: “Gains in resale supply mostly impact apartment and row style home prices” (news release, July 2, 2025) [2].
CREB® reported that inventory kept rising in June, returning to levels last seen in 2021, before the surge in population growth. All property types gained inventory, but row and apartment homes were over 30 per cent above long-term trends, and CREB® said this mostly affected their prices. [2]
