From January to October 2024, 23,875 homes sold in Calgary, 1.59% fewer than in the same months of 2023 (24,261) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for October 2024: “Supply levels improving for higher-priced homes” (news release, Nov. 1, 2024) [2].
CREB® reported October sales similar to a year earlier and 24 per cent above long-term trends, as gains for homes priced above $600,000 offset declines at the lower end. Ann-Marie Lurie said supply was improving compared with the very low levels of last year, but mostly for higher-priced homes. [2]
