From January to July 2024, 17,524 homes sold in Calgary, 3.41% more than in the same months of 2023 (16,946) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for July 2024: “Supply levels improve, taking some pressure off prices” (news release, Aug. 1, 2024) [2].
CREB® reported a shift in supply after the busy spring: the sales-to-new-listings ratio fell to 66 per cent and inventory rose above 4,000 units for the first time in nearly two years, though it was still 33 per cent below typical July levels. Most of the supply growth was for homes priced above $600,000. [2]
