From January to October 2023, 24,276 homes sold in Calgary, 9.48% fewer than in the same months of 2022 (26,817) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for October 2023: “Price gains continue in Calgary’s real estate market as inventory remains low” (news release, Nov. 1, 2023) [2].
CREB® reported that October sales eased from September, as usual for the season, but were 17 per cent higher than a year earlier, helped mainly by apartment condominium sales. New listings reached the highest October level since 2015, yet inventory stayed more than 40 per cent below typical October levels. [2]
