Consumer spending and housing activity picked up in the third quarter, a sign that lower rates are starting to work.
Okotoks had only 47 new listings and 52 sales, and its detached benchmark rose to $707,300.
Condos are the only segment with inventory above long-term trends; 85% of detached supply is priced above $600,000.
Since 1987, REALTORS® have invested more than $8.1 million in Calgary and area communities.
Extra investment income removed a further 0.9% increase proposed in September. Housing gets $124 million in capital over 2025 and 2026.
Cochrane has 2.3 months of supply, and Okotoks still less than two months, so sellers keep the edge.
Detached homes under $700,000 have less than two months of supply; homes over $1,000,000 have more than three.
The Bank expects residential investment to rise as strong housing demand lifts sales, and signalled more cuts if the economy evolves as forecast.
Grants went to L'Arche Calgary, HomeSpace Society, The Mustard Seed and Discovery House.
Okotoks' benchmark price rose to $630,300, while Airdrie and Cochrane held steady from August.
Most of the new supply is in higher price ranges. Condo supply rose to 3.2 months, the highest since the end of 2021.
The cap had not changed since 2012. Since August 1, 2024, 30-year terms were limited to first-time buyers of new builds.
